What is it like to live in Hobe Sound Florida?

Hobe Sound is a small coastal community, tucked in between Jupiter and Stuart on the Atlantic ocean.  Most people have never heard of it, which is what makes it special. (We like it that way!) If you have ever wondered what it’s like to live in a small coastal Florida town, keep reading!

Hobe Sound has a small-town village atmosphere, and there are no buildings over 2 stories high. The correct pronunciation is “Hobe” (sounds like “globe”). Its population is between 13,000 to 14,000 people. It has a great quality of living. “Move to Hobe Sound, you’ll live longer”, is the motto.

You won’t find any high-rise condos here, not on the beach, which is rare for coastal Florida. You won’t find traffic jams or long lines for restaurants. If you are looking to buy a home, they sell quickly, and it’s important you find a knowledgeable realtor to work with. Dana O’Hara Smith has over 22 years in the real estate industry as both a realtor and an appraiser.

Hobe Sound’s motto is slow growth and is surrounded by natural green areas, with an endless supply of fresh air, nature parks, bird watching, bike trails, and waves to surf. If you need a bigger city, Jupiter is 20 minutes to the south and Stuart is located 20 minutes to the north.

Hobe Sound is that quiet spot located between Jupiter and Stuart Florida.

Top 4 things to look for when buying a home in Hobe Sound

Railroad Tracks in Hobe Sound
  • #1 Noise – There are two railroad tracks that run through Hobe Sound. The railroad tracks are owned by a private firm called the Florida East Coast Railway, (FEC). The older track was built by Henry Flagler in 1912. Currently, a new track is being completed that will stretch up the coast to Orlando for a high-speed train. Basically, if you love trains or not, know where the tracks are before you buy a home.
  • #2 Flood zones – Is your home in a flood zone? Florida’s flood maps are constantly changing as well as insurance rates. Know before you owe.
  • #3 Insurance options and age of roof: Know what your insurance costs will be prior to going to the closing table, and know the age of the roof of the house you are buying. Roof age can affect the bottom line and may cost you lots of money, depending on the size and material of your roof. Insurance companies will charge higher fees for older roofs, and in many instances, they will make you replace the roof within 90 days post-closing. It’s never a dull moment shopping for insurance in Florida! Or, if you choose, going without insurance is always an option if you do not have a loan on the property
  • #4 Wells and septic tanks The water and sewer infrastructure in Hobe Sound is behind the times. Many homes have wells and/or septic tanks. The good news is you have no water or sewer bill, but realize you will have to maintain a well and the septic tank at your own cost.
